The Rooftop Solar Power Plant Template offers an advanced financial forecasting tool for placing a photovoltaic system on the roof of a residential or commercial building to understand better the economics and financial returns of such a project.
This Excel spreadsheet financial model uses select assumptions to derive a solid financial outlook over a project period of up to 40 years, addressing key elements such as the expected amount of electricity to be generated, the intended use, whether the produced electricity shall be used on site (self-use) or sold externally via Power Purchase Agreements (PPAs), Renewable Energy Certificates (RECs), or feed into the grid at the expected market price. The model calculates all the relevant key financial feasibility metrics and ratios, delivering critical insights as required by banks and investors to evaluate the project’s financial viability.
Please note that this spreadsheet template differs from the solar energy financial model template in that the forecast lies on savings from electricity costs when placing a photovoltaic system on a roof and consuming all or parts of the produced electricity on-site compared to a utility-scale solar park that produces electricity for the market.
The Challenges with Modeling Rooftop Solar Energy Projects
Modeling rooftop solar energy projects comes with challenges that require careful financial planning and consideration. Planning a rooftop solar system must account for several unique factors, such as space limitations, identifying the potential use of the electricity produced on-site, the required investment, expected profitability, and how to finance such a project.
- Savings in Electricity Costs: When a photovoltaic system is placed on a building’s roof, the electricity produced can often be used directly on-site. The challenge is to understand how much electricity can be saved. This requires understanding the electricity consumption on site and looking up the current cost of electricity when purchased from the market to determine the expected cost savings.
- Alternative Scenarios: In case the electricity consumption on site does not allow the use of the produced electricity on site, alternative scenarios need to be studied. This can involve selling the produced energy via a Power Purchase Agreement (PPA), Renewable Energy Certificate (REC) or simply selling the electricity to the local market. It is important to run the different scenarios to obtain a good understanding of what this would mean for the financial feasibility and returns of such a rooftop solar power plant.
- Construction Phases: Especially for larger areas, sometimes one option is to construct the PV system in phases to balance the required upfront investment with financing options. For that reason, it can be handy to compare different construction schedules and understand their impact on the financial returns of a rooftop solar power plant.
- Scenarios: An investment case for a rooftop PV system is based on a set of assumptions, such as increased construction costs (CAPEX), fluctuating energy prices, or shifts in project timelines. For that reason, we need a flexible financial model that allows us to easily simulate what would happen to the expected economics of such a project when certain assumptions start to change. This allows us to understand better how the project performs under different financial scenarios.
- Debt Schedule: When we seek bank financing, we might prepare a term sheet and a debt schedule to explain our project to the banks and propose a repayment plan. It is important to show that the project’s cash flow can service the debt, pay for interest, and repay the facility over time while maintaining a safety buffer to ensure the obligation to the bank can be honored at all times.
- Build or Rent: In some cases, building owners prefer to rent the roof to an independent developer rather than construct the photovoltaic system itself. In that case, it might still be a good idea to model the project from a developer’s point of view to understand how much rent he can afford to pay for the roof (renting the roof). The other scenario involves constructing the photovoltaic system ourselves (build scenario). It is helpful to have a financial model developed to prepare for such negotiations and come to a decision on which scenario is best for us.
Overall, a financial model for a rooftop photovoltaic solar panel system should provide clarity on the project’s profitability and return of such a project and should be solid enough that it can be used as a key tool when deciding whether to go ahead or abort such a project.
Key Features of Our Rooftop Solar PV Model
The Rooftop Solar Power Plant Financial Model is designed with a user-friendly structure in mind, making it easy to adjust assumptions and run various scenarios. The model is tailored to provide a comprehensive financial analysis and forecast of your rooftop photovoltaic system:
- Timeline Assumptions: The model comes with a detailed timeline forecast starting on your chosen date and offers assumptions to model the expected duration of constructions, operations and commercial agreements such as PPA and REC.
- Project Assumptions: The model offers assumptions for the power generation capacity (in KWp) to be installed, the initial capital expenditures budget, annual operations & maintenance budgets, and it can be broken down into up to 3 different phases. Electricity production can be estimated by the expected annual solar yield per Kilowatt peak capacity installed.
- Savings in Electricity Costs and Revenues: The model offers different options to monetize the produced electricity by either planning to use all or a certain amount of electricity on-site, selling excess electricity produced via Power Purchase Agreements (PPAs) or selling to the grid potentially via a markup in the form of a Renewable Energy Certificate (REC). Each sales scenario comes with its own timeline and pricing assumptions, and the nice thing is that there are switches included to either turn ON/OFF each monetization option as you like, which allows you to run different scenarios easily.
- Financial Statement Forecast: The assumptions are converted into a financial forecast consisting of a three statement forecast including monthly and yearly income statements, balance sheets, and cash flow statements. The yearly forecast also includes a section where all typical financial ratios for such a project are calculated and projected over the forecast period, such as bank ratios, liquidity, and profitability financial ratios.
- Free Cash Flow Forecast and Financial Metrics: The model calculates both an unlevered (before debt financing) and levered (taking into account the effect of debt financing) free cash flow forecast from which several important key financial metrics can be calculated, such as the Internal Rate of Return (IRR), the expected Cash on Cash Yield, Payback Period, Funding Requirements or Multiple on Invested Capital (MOIC).
- Tax Credits (Pro Version only): An advanced tax model takes into account potential tax credits available to such projects, such as Investment Tax Credits (ITC), Production Tax Credits (PTC), or Tax Loss Carryforwards. The Basic Model version only includes a simple tax model.
- Levelized Cost of Electricity (Pro Version Only): The model also calculates the levelized cost of electricity for this project, which allows us to compare this project with similar energy generation projects from the point of view of an electricity buyer.
- Debt Schedule: The model offers tables and charts to present a debt schedule to a bank, answering important questions from a bank’s perspective, such as the Loan-to-Value (LTV) ratio, the debt service coverage ratio, and the interest coverage ratio. Having a debt schedule at hand allows you to prepare for a discussion with a bank by already knowing these ratios and suggesting a reasonable repayment plan.
- Executive and Detailed Summaries: The model summarizes the forecast and financial ratios in a series of tables and charts that allow either a quick (Executive Summary) or a more detailed (Detailed Summary) understanding of the expected financial feasibility of your rooftop solar park.
- Investor Analysis (Pro Version Only): The model also comes with the possibility to use co-investors to finance the park and calculates the cash flows and returns at investor level. The investor section calculates critical metrics like the Internal Rate of Return (IRR) and Cash on Cash yield, taking into account the proposed shareholder structure (who invests how much into the project in exchange for how much equity stake). This can be especially useful should you plan to raise financing from investors for your solar project.
- Scenarios: The model offers a series of input factors to quickly adjust important assumptions up or down, which in return allows you to promptly run different financial scenarios of your project and directly see the implications on the resulting financial metrics of your rooftop solar plant project.
- Presentation Slides (Pro Version): In addition to the summaries, in the PRO Version, we have also extracted some key tables and charts on separate worksheets that could be printed or copied separately as project presentation slides.
Overall, this spreadsheet template comes with a rich set of features to thoroughly understand the financial implications of rooftop solar energy generation projects and provide a basis for banks or investors to use it as a key tool for their own decision-making.
