The IRR Project Finance Analysis forecasts the financial statements for a greenfield infrastructure project and calculates the levered and unlevered Internal Rate of Return (IRR) based on Free Cash Flows.

This is a simplified general industry spreadsheet template, fully FREE and editable in MS Excel.

The financial model template includes:

  • Executive Summary section with Charts and Key Financial Metrics such as IRR, Payback Period
  • Financial projections, which include a 30-year forecast of the Income Statement, Balance Sheet, and Cash Flow Statement
  • Calculation of the Projected Financial Ratios, including liquidity ratios, profitability ratios, bank ratios, and efficiency ratios.
  • Debt Schedule together with standard Financial Ratios, typically relevant for banks and/or capital providers
  • Fixed Asset Schedule
  • Calculation of Funding Required
  • Uses and Sources of Funds Table
  • Up to 5 Sources of Revenues included
  • Assumption Sheet that offers a simple way to input Direct Costs and Operating Expenses, CAPEX, Net Working Capital, and Income Tax Assumptions
  • Financial Metrics calculation such as the Internal Rate of Return (IRR), Cash on Cash Yield, Payback Period, and Net Present Value (NPV)
  • Financial metrics are calculated separately for unlevered (project point of view) and levered cash flows (shareholders’ point of view after taking into account debt financing).

  • IRR Project Finance Analysis

    Thank you for this free Excel workbook. I was trying to work out from your website how to incorporate net working capital changes in the calculation of IRR and this workbook made it clear that I was to subtract the change in net working capital from the earnings to calculate the free cash flow. Layout of spreadsheet is neat and presentable. I prefer formulae with defined names rather than cell references especially when referencing another worksheet (Summary!Tax_rate better than Summary!J80)

    • Hi Tim, Thanks for your review. We intentionally do not use defined names in all our worksheets as this can create significant confusion when copying worksheets and all defined names are duplicated. Cell references also include more information value about the structure of how the worksheet is built when you can pinpoint the exact cell location instead of having to search for a defined name. For these reasons, we give preference to using Excel this way. Best Regards, eFinancialModels
