Construction Loan Draw Schedule and Interest Reserve Model
Lender-grade Excel model for sizing and tracking a ground-up or heavy-rehab construction loan. Built for developers, construction lenders, and analysts who need a clean answer to three questions: how big can the loan be, when does the money go out, and is the interest reserve large enough.
What you get
- Sources & Uses at closing with LTC- and LTV-constrained loan sizing. Origination fee and interest reserve capitalize into the loan; the commitment is solved algebraically, so there is no circular reference and no iteration setting.
- 36-month draw schedule: land and closing costs at month 0, hard costs on an S-curve (switchable to straight-line), soft costs and developer fee straight-line, contingency pro rata to hard costs.
- Equity-first funding, the structure every construction lender requires, plus an optional minimum-equity override.
- Interest reserve mechanics: interest accrues on the outstanding balance and capitalizes from the reserve monthly. When the reserve runs out, the model shows the sponsor cash call and flags the month.
- Stress case: a parallel balance track at a rate shock you set in basis points.
- Summary tests: actual LTC and LTV, equity requirement, peak balance, reserve sufficiency, first month of exhaustion, commitment headroom, and a takeout sizing test at stabilization (DSCR and debt yield against the permanent lender’s minimums).
- Four integrity checks that must all read OK.
Format
One .xlsx workbook (Cover, Inputs, Sources_Uses, Draw_Schedule, Summary) plus a README. Blue cells are inputs; everything else is formula-driven. No macros, no external links. Works in Excel 2016+, Google Sheets and LibreOffice. Recalculated in LibreOffice with zero formula errors before release.
