The Real Estate Investment Fund – Mobile Home Park with Hard Money Loan financial model projects monthly future cash flows for a real estate investment fund pertaining to mobile home parks. This is tailored to funds interested in loaning out mobile homes to park owners. It accounts for purchase costs for each unit, a loan schedule, levered free cash flow, and an investor cash waterfall. The flow of the model starts with the Input tab to enter most of the assumptions that will drive the model. Here assumptions such as project timeline, mobile home costs, finance terms, and investor returns are entered and flow into the MH Loan Schedule and Investor Cash Flows tabs. The model is built to allow for up to 10 different Mobile Home projects. The MH Loan Schedule breaks out the Mobile Home purchase and loan schedule along with the projected revenue and interest from loaning out the units. 

The Investor Cash Flow tab includes important aspects such as Mobile Home purchasing costs, revenue, levered free cash flow, and a cash flow waterfall for investors. In the Cash Flow Waterfall section, equity invested, cash flow distribution and IRR can be adjusted for GP/LP. In this section, IRR and NPV is calculated for GP/LPs and the project as a whole. Other metrics include Equity multiple and Unlevered/Levered Cash on Cash multiples.

Lastly, the Fund Summary has key metrics for the project. In this tab there is an annual summary of cash flows for the life of the investment, ROI, and IRR metrics. 

All cells in blue font are input cells where custom information can be entered. All cells in black font are formulas set to streamline the model.
