Multifamily Back of the Envelope (BOTE) Financial Model

This is a back-of-envelope multifamily development model. It takes a unit mix and rent roll, builds a stabilized operating statement (NOI, margins), sizes development costs and financing (sources & uses), tracks a construction-to-lease-up timeline, and calculates exit proceeds and returns (net profit, equity multiple, development yield/spread). Inputs are blue, outputs are black, for quick, clear underwriting of ground-up multifamily deals.

Multifamily BOTE (Back-of-the-Envelope) Development Analysis —

Description

This is a single-tab back-of-envelope model built for evaluating ground-up multifamily development deals. It’s designed to take a project from unit mix assumptions through stabilized operations, financing, and exit in one condensed worksheet.

Unit Mix & Rent Roll

The model starts with a stabilized unit economics table, where you input unit types (by bed/bath configuration), unit counts, and average monthly rents. It automatically rolls these up into total annual rental income across the unit mix.

Stabilized Operating Statement

From there, it builds a full operating statement, potential rental income, other income, vacancy and credit loss, real estate taxes and insurance, and operating expenses, arriving at both un-trended and trended Net Operating Income (NOI), along with an operating margin and development yield.

Development Sources & Uses

A dedicated section breaks down the total project cost into land cost, hard costs (plus contingency), soft costs (plus contingency), construction loan interest, and operating deficit during lease-up, each shown as a percentage of total project cost and per-unit. On the financing side, it sizes a senior construction loan and the required equity contribution.

Project Timeline & Lease-Up

A timeline section tracks the project through pre-construction, construction, and lease-up to stabilization phases, with a month-by-month lease-up schedule showing when units come online.

Disposition & Returns

The model calculates an exit scenario, applying a cap rate to trended NOI at sale to derive gross sale price, selling costs, and net sale proceeds. This feeds into headline return metrics: net profit, equity multiple, and development yield/spread both at stabilization and at exit.

Color-Coded Convention

The model uses a simple color key: blue font for inputs, black font for calculated outputs, so users know exactly which cells to adjust.

Purpose

Overall, it’s built to let a developer or investor move quickly from a proposed unit mix and cost budget to a full read on development returns, without building the underlying cash flow logic from scratch.
