Excel is the perfect place to have this ROI calculator and cash flow analysis. Output summary results include total and annualized leveraged/unleveraged ROI and CoC (cash-on-cash), IRR, and NPV / DCF Analysis.

Initial input assumptions include:
– Purchase price
– Renovation
– Percentage of costs financed / loan terms
– Expected monthly rent for each year
– Expected monthly expenses in each year
– Exit Cap rate to derive a selling price
– Selling Fees

There is plenty of flexibility with these assumptions. The user can toggle the exit value off if they just want to see a 10-year operating analysis with no sale. The end month can be toggled to any month from 1-120 to analyze various scenarios.

All metrics are shown on a levered and unlevered basis, including visualizations.

Starting with a financial model to analyze your investment properties is a great way to understand timing, economics, and trying to come up with a reasonable purchase price based on expected rental income assumptions and debt assumptions.
