Overview:
This Apartment Block Acquisition Model produces 20 years of Three Statement Analysis and valuation. The model also provides for the computation of Taxation and Capital Gain Tax to give the user an excellent overview of realistic returns.

The Cash Flows produce a month-by-month forecast for 20 years, which includes all escalations throughout the model, providing a very good idea of how much cash is absorbed and every stage of the Investment. The Income Statements and Balance Sheets are annualized over the 20-year period.
A built-in loan amortization system will help to identify how much gearing the potential investment easily can absorb, as well as the effects on Net Returns. We use NPV, IRR, and MIRR after the Exit Values have considered Capital Gains Tax. The model is easy to use and just as easy to change, adapt, or expand with a basic and understandable formula.
Only basic input fields are required in the Input Sheet, and it only takes seconds to adjust or change aspects such as purchase price, the amount of gearing, Interest on mortgage and loan accounts, etc. Altering the prospective purchase price and amount of gearing used makes a big difference in the viability of the Investment opportunity.
There is also a vacancy factor that you may use to further provide for realistic Valuations and Returns. This model’s main factors and components are naturally the prices (Cap Rate), the annual rental escalations, the annual CST escalations, the maintenance/repairs factor, vacancy predictions, the cost of loans, and the amount of gearing.
