This AIRBNB 20 model will assist you in evaluating up to 20 x propositions simultaneously and comparing them with one another. You may also use the model to analyze and evaluate a portfolio of AIRBNBs that you may already own.

A basic and quick Input sheet will produce each individual AIRBNB proposition or currently owned with an automatical 20-year Three Statement Analysis with Valuations. We also perform a CGT estimate based on your input, as this is very pertinent for accurate valuations. We make use of NPV, IRR, and MIRR.

You may alter any data in the input sheet and all positions will change accordingly. There are formulae neatly displayed alongside the spreadsheets, which are easy to follow and adapt if need be. You have a Ranking system to easily identify the better propositions or performers in your current portfolio.

The Portfolio analysis is there for you to compare against the averages produced in the portfolio and weed out the underperforming assets or propositions.

This model is designed for the users to analyze investment opportunities or a current portfolio and compare them with one another in a structured and even manner. We account for Income Tax and CGT estimates which make for a very realistic model which is easy to understand and operate.

You only have 1 x Input sheet, and you are able to see each individual proposition or “currently owned” position in absolute detail as well as collectively. We also account for the cost of owners’ loan accounts on an ongoing basis and use this cost of funds in the MIRR formula when there are positive cashflows.
