What it does

Enter each loan once on the Loan Tape. The model tests every loan against its covenants each period, flags maturities and thin interest reserves, and rolls everything up to a ranked watchlist and a one-page dashboard you can drop into a monthly monitoring pack.

Inside the workbook

  • Settings: as-of date, current index rate (e.g. Term SOFR), default minimum DSCR, maximum LTV, minimum debt yield, maturity warning window, reserve warning, watch rating.
  • Loan Tape: up to 40 loans; fixed or floating (index, floor, spread); IO or amortizing; commitment vs funded; appraised value, trailing NOI, interest reserve, risk rating; loan-level covenant overrides. Coupon, debt service, DSCR, LTV, debt yield, days to maturity, reserve months left and unfunded commitment calculate automatically.
  • Covenant Tests: pass/fail per loan for six tests, with Pass / Monitor / Watchlist status. Land and other non-income loans can switch off the DSCR and debt-yield tests.
  • Interest Projection: 12-month interest by loan, split into reserve-funded and cash-pay.
  • Watchlist: every flagged loan, most flags first, built with standard formulas (no macros, no FILTER), so it works in Excel 2016+ and Google Sheets.
  • Dashboard: loans, commitments, funded and unfunded balance, weighted average coupon / LTV / DSCR, flagged count, watchlist balance, maturities in window, 12-month interest, exposure by property type, maturity ladder by year, and three charts.

Who it is for
