Mexico’s two-speed real estate market, in one modeler-ready report
Mexico is the structural winner of North American supply-chain realignment and, at the same time, a housing market straining against a deep deficit. This study covers both at equal weight — nearshoring-driven Class A industrial parks and mid-market residential (vivienda media and residencial) — and turns them into an assumption set a financial analyst can use today. Every projection runs through one gate: the USMCA Joint Review scheduled for 1 July 2026.
Produced by eFinancialModels Research, the study is built to the same bar as our flagship country studies: 34 pages, 12 EFM-branded charts, 9 data tables, three quantified scenarios, and more than 35 cited sources — every figure reconciled and verified.
What you get
- 34-page Word and PDF study covering the industry today, supply, demand, pricing, scenarios, technology, regulation, the competitive landscape, risks and recommendations.
- 12 charts including the residential market-size path to US$64 billion, the SHF house-price index, industrial inventory and vacancy, asking rents and vacancy by corridor, net absorption, the Mexico-US cap-rate spread against the Banxico rate, nearshoring FDI, housing-finance origination, the Fibra ownership map, and a three-scenario 2031 outcome chart.
- 9 data tables including a corridor-by-corridor industrial snapshot, a residential snapshot, the regulatory register, the operator landscape, a risk matrix, and a full Base Case assumption set with Bear and Bull flex columns in Appendix A.
- A source-verification workbook mapping every source and inline fact.
Key findings
- Nearshoring is structural but the cycle has normalized. National Class A industrial vacancy rebalanced from below 2 percent in 2022 to roughly 5 percent by end-2025; a disciplined second wave is expected from late 2025 into 2026.
- Corridor differentiation is the whole game. Saltillo (0.8 percent vacancy) and Tijuana (4.1 percent) stayed tight with double-digit rent growth while Monterrey rose toward 11 percent on new supply. Rents span about US$6.00 to above US$10.00 per square meter per month.
- Mid-market residential is the structural winner. Vivienda media climbed from 6.5 percent of formal housing production in 2015 to 23.2 percent in 2025, inside a market with a 2.3-to-9-million-unit deficit and output a quarter of its level a decade ago.
- Financing is supportive but USMCA-dependent. Banxico cut to 6.50 percent in May 2026; the peso gained about 22 percent in 2025; the cap-rate spread over US assets stays near 250 basis points.
Who it is for
Built primarily for financial analysts and modelers building development, acquisition, Fibra or rental models for Mexican real estate. Also valuable for institutional investors and Fibras, cross-border US capital, developers and lenders.
Data sources
Drawn from CBRE Mexico, Cushman & Wakefield, Solili, PGIM Real Estate, BBVA Research, Mordor Intelligence, the Sociedad Hipotecaria Federal, Infonavit, CONAVI, the Mexican Secretariat of Economy, Banco de Mexico, CSIS, and named Fibra and developer filings. Forward-looking figures are clearly labeled as eFinancialModels Base Case projections.
Methodology
The study follows the eFinancialModels market-study methodology: a structured intake, an 18-month regulatory sweep, headline-number reconciliation across multiple sources, and a full source-verification round. AI-assisted research and drafting tools are used alongside human research and editorial review; we do not publish unverified content.
Pair it with a template
This study provides the sector-level context — demand drivers, price, rent and cap-rate forecasts, the competitive landscape, and scenario analysis. To build project-level cash flows, pair it with one of the real estate financial model templates at eFinancialModels.com, including industrial/logistics, residential development and build-to-rent operating models. The study informs the assumptions; the template is the separate modeling tool.
