The IRR Project Finance Analysis forecasts the expected financials for a greenfield project and calculates the levered and unlevered Internal Rate of Return (IRR).
The model template includes:
- Executive Summary section with charts and key financials
- Key assumptions sheet specific
- Yearly financial projections (Income Statement, Balance Sheet and Cash Flow Statement)
- Simple debt schedule
- Fixed asset depreciation schedule
- Forecasted financial ratios such as Debt/EBITDA, current ratio, ROE, ROIC, days sales, says inventory, days payables, etc.
- Projected Free Cash Flows to Firm which are used to calculate the internal rate of returns (Project IRR) and the Net Present Value (NPV)
- Paypack period based on Free Cash Flows to Firm (FCFF)
- Calculation of the Equity IRR by using the levered cash flows from the shareholder’s point of view
- Reader and print-friendly layout including charts and graphs
The IRR Model provides the financial model to evaluate the IRRs and NPV of a greenfield project.

Thank you for this free Excel workbook. I was trying to work out from your website how to incorporate net working capital changes in the calculation of IRR and this workbook made it clear that I was to subtract the change in net working capital from the earnings to calculate the free cash flow. Layout of spreadsheet is neat and presentable. I prefer formulae with defined names rather than cell references especially when referencing another worksheet (Summary!Tax_rate better than Summary!J80)

Hi Tim, Thanks for your review. We intentionally do not use defined names in all our worksheets as this can create significant confusion when copying worksheets and all defined names are duplicated. Cell references also include more information value about the structure of how the worksheet is built when you can pinpoint the exact cell location instead of having to search for a defined name. For these reasons, we give preference to using Excel this way. Best Regards, eFinancialModels
