The model includes assumptions for Hotel Development Costs (Land Acquisition, Construction Budget, Construction Timing), Startup Expenses (OpEx & CapEx), Hotel Operating Assumptions (Low and High Season Months, Occupancy Rates per Month, 6 different room types with Room Rates and Room Costs assumptions, Ancillary Revenue Areas (Restaurants, Bars, Retail Shops, Spa, etc) with an option to choose whether they are operated by the hotel or outsourced to a 3rd party, Payroll, Operating Expenses, Project Financing (Debt & Equity) and exit assumptions in case of a potential sale of the property.
