That work is the foundation for every model in this shop. Somewhere along the way, I noticed a gap. Most Excel templates available to independent investors are built as simplified calculators — a rent roll, a cap rate, maybe a basic cash flow line — that skip over how real deals actually get financed and structured. On the other end, building a genuinely institutional-grade model from scratch takes days, and requires already knowing what you don't know. There wasn't much in between. Wayfinder Financial exists to close that gap.
